3 Tips to Sell a House in Spring

The big thaw is finally here… for a lot of us, anyway! Not just in terms of temperatures, but also as relates to home buyers.

Many potential buyers have weathered to storm of the holidays and are now ready to see what’s on the market. If you have listings you’re ready to bring to market – or if you’re a homeowner getting ready to sell – here are three things you can do right now to help sell a house in the spring.

1. Amp Up Curb Appeal

Any change in seasons brings an opportunity to refresh the curb appeal of a house, to make it look more inviting and a feel like “home.” In the spring, be sure you sweep the drives, add colorful flowers and fertilize the beds.

2. Fix It, Don’t Forget It

Be proactive and take this opportunity to make easy fixes that you know are going to come up during a home inspection. You might even want to hire your own home inspector, so you don’t receive any costly surprises after a buyer makes an offer.

It can be cheaper to take action and make repairs in advance, rather than make concessions after inspection. Also, a house that looks – and is – move-in ready much more attractive most potential buyers and can command a higher price than a “fixer upper.”

3. Market Like You Mean It

With the influx of new listings that come on the market each spring, you need to make every effort to make your home stand out. An agent who is savvy about online marketing will have a lot of tools at his or her disposal.

If you’re a home seller, some marketing strategies you may want to discuss when hiring an agent include single property websites, digital brochures, open houses, virtual tours and listing syndication (to display your house on the most searched real estate websites).
